If you have a good grasp of the strengths and weaknesses of your home and the current prices in your market, this could be easy, but in some cases this could be a difficult question indeed. Here are a few pointers: • Stick to the Facts! Compare your home to others on the market using the factors that are meaningful to buyers: Your home's size, age and condition, neighborhood and construction. Remember that some things that may be important to you, such as how much money you paid when you bought your home or that special rare orchid greenhouse room you constructed by hand may not mean anything to a prospective buyer. • What Are Others Doing? Professional Real Estate agents and property appraisers rely on what they call comparables, recent sales of properties similar to yours. Try to make sure that your comparables are truly comparable, don't forget to add or subtract appropriately to adjust the relative value of your home. If you have a lovely swimming pool while the neighbors that sold don't, add appropriately, but subtract for the professional landscaping and privacy fence you don't have. Don't forget that a listing does not mean a sale, just because the Smiths are asking $150,000 for their house doesn't mean that you should too, the Joneses may have been forced to settle for much less by the time they finally sold. • What are your Needs? Remember that time and financing both have something to do with your pricing decision. If you want to get top dollar, you may have to wait longer for the right buyer to come along. If you have a specific need to sell in a hurry, such as a job transfer or a divorce, plan to set a quick sale price that could be five to ten percent below a more relaxed seller's price. If you are fortunate enough to be able to offer easy seller financing or an attractive assumable mortgage, this can be reflected in a price slightly higher that what you might be able to charge otherwise. • Know Your Market In a sellers market, prices may be rising rapidly. Some lucky sellers may even get bids of more than their asking price from eager buyers. In a buyers market, where there is a large supply of homes for sale and little demand, even a fairly priced home may languish on the market for a long period. Local real estate agents should be able to give you an answer for the average time on the market for homes that they have listed recently. Much less than 60 days would tend to indicate a seller's market, while more than 120 days would tend to be a buyer's market. • Do You Need Professional Help? A professional Real Estate agent can prepare for you a competitive market analysis, which will assign a proposed selling price to your home based on their information and comparables. While this is usually a free service, be aware that there may be other factors at play. Some agents tend to offer lower prices, in order to gain more attractively priced listings that will sell more easily. Others may tend to suggest higher prices that may encourage the seller to list with them to get more. Later, the discouraged seller may be forced to lower their asking price to a more reasonable level. The free analysis is offered as part of the sales pitch to list your home, and should not be requested under false pretenses if you have absolutely no intention of listing, be fair. A more comprehensive pricing of your home is also offered by professional real estate appraisers in every community, typically for a fee of $300 - $400. The appraisal from a certified appraiser may also be useful in pricing negotiations with a buyer. If you really don't know what to price it at, you may want to consider professional help. It's even easier than searching for a good real estate agent. But do you realize that selling your home without the assistance of a professional who is trained in this area is risky and that these types of sales do not always go through for many different reasons? If you decide you're going to sell your house by owner, make sure you're being realistic about the process. After all, the money you save on commissions won't always offset the money you lose out on if you fail during the negotiation stage. Making it to the negotiation phase is a feat all by itself. If you're taking the sell house by owner route, make sure you know what you are going to do when you're faced with a Purchase and Sales Contract. At this point, many FSBO sellers are feeling the stress of the process. They find themselves tempted to "give in" to any terms and demands made by the buyer. Sellers get in this situation because they're anxious to take the sale to the next level, because they think another buyer won't materialize and they don't want to blow their chances of closing, or because they simply haven't mastered the fine art of negotiating. When you get to the contract stage, be aware of any contingencies the buyer has added to their offer. It's standard to have the sale contingent on the results of the Inspection Report. But watch out for rent-back clauses and offers that are contingent upon the sale of the prospective buyer's home or on their ability to secure financing. A significant number of home sale deals fall through because the buyer isn't able to secure financing. This happens to sellers who sell a house by owner as well as those who use realtors. If you're about to receive a bid from a prospective buyer, it's in your best interest to find out what you can about the buyer's mortgage approval. One thing about realtors is that they know how to glean this information without coming right out and asking. And remember, even if you sell a house by owner, if you're the least bit uncertain about something listed in the contract, you have every right to consult with an attorney who specializes in real estate. http://www.resbow.com/resbow_fsbo.rssWed, 10 May 2006 17:27:56 GMTUtah For Sale By OwnerIs selling For Sale By Owner in Utah really free?http://www.resbow.com/resbow_fsbo.rssIs selling For Sale By Owner in Utah really free? Is anything in life really free? Well, if you're an economist the answer is no. Time and effort are costs that can't be escaped, even if you get something without having to pay any money for it. For the purposes of this article, we'll think about "free" in terms of money only, just to make things simpler and avoid semantic arguments. So is it possible to sell a home without paying a single penny to anyone? Yes. You can make your own yard sign, create flyers from your home computer and pass them out to potential buyers and post ads on free classified ad websites. You can also hold open houses and advertise them with home-made flyers posted around the neighborhood. If you have no time requirement for selling your home, the above might be all you need to do. After all, it only takes one qualified buyer to sell - so selling is mostly about finding that one buyer. Once you've found a buyer, you can arrange closing with a local title company and the buyer will get financing through the mortgage broker of their choice. There will be fees the seller must pay to the closing company and possibly an attorney, depending on the state where the property is located, so be prepared for that. You can call around and get quotes, though most companies are fairly competitive with their fee structure. If you are on a more limited time requirement, you can consider creating an advertising budget to help you find that one buyer in shorter amount of time. Low-cost advertising methods you can use include newspaper classified ads, "for sale by owner" website advertising, a yard sign from your local hardware store and some even hire a real estate agent who offers flat-fee MLS listings. A flat-fee MLS listing will usually cost you about $500 plus 3% of the sales price. The bottom line is that there are many free or low-cost options available to you as a home seller, if you have the time and the desire to save money on the sale of your property. http://www.resbow.com/resbow_fsbo.rssMon, 08 May 2006 16:33:20 GMTUtah For Sale By Owner
