Free MLS listing for Preferred Mortgage clients!

Since 1995 when Preferred Mortgage started serving Utah, we have made it our goal to earn your business and loyalty through offering lower interest rates and better services than anyone else. For our Preferred Mortgage clients, the FREE MLS program is just one more of our extraordinary services. We provide this service free through our sister company Preferred Realty. FREE means NO cash up front, No Fees Ever as long as you are a Preferred Mortgage client.

 

Why list with Preferred Realty
Instead of with any other company?

Your MLS LISTING is FREE as long as you are also working with Preferred Mortgage.  We truly believe that you will not find a mortgage company that will provide you with a better interest rate, closing costs, and service.  For sellers that are not using Preferred Mortgage to obtain financing, we regret that we are not able to provide FREE Realtor services.  In such cases, Preferred Realty charges a flat fee of $495 to place the property on the MLS. 

Preferred Realty can do anything any other real estate company can do.  Preferred Realty is a licensed Utah real estate company with experienced agents that can help you with all of your real estate needs.  

Preferred Realty has a 0% (SAC).   Almost all realtors charge 6% to list a property on the MLS.  The listing realtor will then offer to share 3% of that commission with any other realtors that finds the buyer.  In other words, a 3%(SAC), seller agent commission, and a 3%(BAC), buyer agent commission.  Preferred Realty offers a 0%(SAC) with a 3%(BAC).  In many cases Preferred Realty or the seller will find the buyer.  In that case the 3%(BAC) will also be waved so there would be a 0%(BAC) as well as a 0%(SAC).
 
Preferred Realty will not take away the owners right to also be a “for sale by owner”.  In almost all cases, when another company lists a property on the MLS, they take away the owners right to also try to find their own buyer and avoid paying a commission.  Preferred Realty will not only let the seller find the buyer and pay NO commissions, but will also wave all commissions if Preferred Realty finds the buyer.  Try finding another real estate company that WILL NOT charge the seller if the company themselves finds the buyer. 

 

All real estate agents are just as motivated to show Preferred Realty listings as any other companies listing.  Other realtors do not know what you have agreed to pay the listing company nor do they care.  That information is not even disclosed on the MLS.  Buyer agents are only interested in what they get paid, and since it is the same 3%(BAC) they are just as motivated.

There is a good chance that Preferred Realty will find the buyer and NO commissions will be paid.  Since all homes listed over the MLS are on the internet, many prospective buyers will go to UtahRealEstate.com or Realtor.com to search for properties from the convenience of their own homes.  If they do not yet have an agent, they will call the listing company to get additional information or to see the property.  When the buyer calls, and buys through Preferred Realty, all commissions will be waved.

Preferred Realty clients receive more advertising than with other companies.  Since we intend to make NO money just listing your home, it does matter to us if you sell through the MLS or as a “for sale by owner”.  Our recommendation is to continue also advertising as a “for sale by owner” on resbow.com, KSL, “Craigs List, in the news paper, or anywhere else.   Many prospective buyers only look at “for sale by owners” because they believe the owner can give a better deal if they do not have to add the realtor commission to the sales price.  With Preferred Realty, you are unlimited in where and how you choose to advertise.  With other companies, the MLS is about it because they would lose their commission otherwise.

 

Preferred Realty listings sell faster that with other companies.  When a buyer sees two similar homes and one has a lower price, the lower priced will obviously sell first.  With Preferred Realty, a seller can undercut the MLS market price by 3% and still receive the same amount of money compared to another company.  If Preferred Realty or the Seller can find the buyer, the seller can undercut the market by 6% and still receive the same amount of money.  The ability to undercut the market combined with the fact that our sellers can advertise to a much larger market, the MLS and “for sale by owners”, should obvious provide a faster sale. 

Preferred Realty will let you cancel at any time and for any reason.   We feel confident that you will never find another company that you would be happier with than Preferred Realty.  If, however, at any time you do not believe we are the best company for you, we will not force you to stay with us.  We challenge you to find another company that will put in writing their sellers can cancel the contract at any time and for any reason.



Other Important Information

Preferred Realty can provide you with a realtor lockbox and yard sign? We even recommend you use a lockbox because realtors are much more likely to show your property when it is convenient.  Since the lockbox electronically records the time and name of any realtor that uses it, you would be able to hold the realtor responsible in the rare case anything happened.

Limited Service Listing.  Our program is based on the fact that most sellers just want the advertising provided by the MLS.  That we can do as well as or better than any other company when you take into consideration the extra advertising available through “for sale by owner” websites.  Unfortunately, we do not have the manpower to do a lot of the little things that are convenient for sellers but very costly for us.  Wherever possible, we require the sellers to do the legwork so we can afford to continue providing for free what the sellers really want and that is the advertising.

A common misconception, you get what you pay for.  Or another way to put it, the more you pay the more you get.  This has been the most common argument most competing real estate companies have used against listing with Preferred Realty.  It is true we expect the seller to do a lot more of the legwork, but none of this would affect a potential buyer.  As can be seen from the benefits mentioned above, no company is better suited to help you find a buyer.  We would ask, what more can any other company do?  Frankly, we do not know of anything that works.  If there is something, does it justify paying a possible 6% more?   Does that agent feel confident enough about their service that they will put in writing you can cancel at any time?  Our suggestion would be, if you question the ability of Preferred Realty compared to any other company, give us a call and lets address your issues.  You’ll get no pressure from us.  After all, we do not make any money on the listing anyhow.  We are just providing one more service to our Preferred Mortgage clients.
